Your home is a big investment and upon sale you want to get as large a return as possible. A small investment of time and money prior to selling will give you a greater return with interest.

First impressions are critical!

View your home from the curb to see if any repairs and/or touch-ups to its exterior or to the landscaping will increase the "curb appeal" of your property.

The first impressions of the inside of your home can either interest or turn off a potential purchaser. Think carefully of what you want people to see first and which entrance will present the best introduction to your home.

Take a good look at your walls and ceilings. Any cracks or chipped plaster should be patched and if the paint is tired, a new paint job always gives a clean spotless feeling to your home.

Cut out the clutter. You want people to see the home, not your belongings.

The amount of closet space is very important to a purchaser. Remove any unnecessary items.
Similarly kitchen cupboards should not be jam-packed. Remove any unused items from the cupboards and make sure the counters are clear and shiny clean.

Check the pipes, fixtures and caulking in the kitchen and the bathrooms. Tighten fittings, install new washers and re-caulk the counters, sinks, and tubs where required.
All plumbing fixtures should be checked for any cracks, leaks, or low pressure along with mirrors kept clean and polished.

Lighten up! Buy all the light bulbs necessary. Not only will lighting make your home more appealing, but it demonstrates basic maintenance to a prospective purchaser.

The smell of fresh flowers always lends a pleasing ambiance, as does a fireplace lit in cool weather.
